1: Road conditions in the neighborhood – points to check

Check the visibility of roads used for commuting to work, school, shopping, etc., the availability of sidewalks and bike paths, the installation of traffic signals and guardrails, the appearance of the city at night, street lighting, etc. For households with children, actually walking to school.

2: Noise conditions on roads – points to check

If there are national highways, freeways, or expressways near the apartment, check the traffic volume, noise, and exhaust (dust).

Street noise is loudest on the second and third floors. The same goes for highways, but if they are elevated, the noise will be louder on the upper floors. It is also important to check whether the road is prone to traffic jams.

3:Time required from the nearest train station–point to check

3:Time required from the nearest train station–point to check
In condominiums, the time required for a “○-minute walk from the nearest station” is calculated based on the distance from the entrance closest to the station to the station, which is 80 meters/minute. Even if the distance is the same, the actual time required will be different if there are hills, traffic signals, railroad crossings, pedestrian bridges, etc. In addition, in some cases, such as the subway, it may take longer to get to the platform after entering the station.

It is important to note that the time from your room to the entrance is not included.

Especially in large buildings and tower condominiums, the time from the front door to the entrance plus the time it takes to get there can be much longer than the time shown.

In tower condos, the availability of elevators for exclusive use on the upper floors is also a point to check. Some of my friends who live on the upper floors say that the time listed on the property summary is an 8-minute walk from the train station, but in reality it takes 7 to 8 minutes just to take the elevator down to the lobby level and through the entrance.
